Planning permission usually isn’t a problem

You shouldn’t require planning permission for your rear extension, provided you don’t live in a conservation area or your house is Listed.

This means you can extend a single-story rear extension up to eight metres higher than the original rear wall if your home is detached. The height is slightly less – at six metres for a semi-detached or terraced home. In either case, your extension must not be higher than 4m. If the extension is within two metres of a boundary wall then your eaves shouldn’t be more than three metres high.

Invest in energy-saving appliances

Creating a rear extension and remodelling your kitchen in the process gives you the opportunity to invest in newer appliances which will help cut the cost of your utility bills. Upgrade to a free-standing fridge freezer with an A+++ rating and an induction election hob rather than a gas or electric cooker. If you do opt for a cooker then make sure the oven is programmable.

It won’t just feel nicer to prep and cook in your new roomy, airy and light kitchen, but you’ll also be able to move around easier too. In fact, the whole family will. That’s because the flow from the back bifold glass doors all the way through to the font of the house will be smoother. In other words, the family won’t get in each other’s way.

Entertain guests in an easier fashion

Having a kitchen island on which to prep you’ll also be able to prepare meals while chatting with guests or family in your extension. It will make a change from being in another room and having to shout through to them, or even forgo conversation altogether. In this sense then, an open plan kitchen rear extension is much more inclusive and family-friendly.
